Seller is trustee and selling on behalf of his parents. SPD available. Seller lived in the house for one month to make/schedule repairs. Detailed receipt's can be provided for most of the work recently done on the house. Electric updated and new breaker box installed Spring 2015. HVAC updated Spring 2015. New roof and skylights installed Jan 2020. New external water spigots installed April 2020. New sump pumps spring 2020. New water heater spring 2020. New gray water line (downstairs shower, laundry, utility sink) April 2020, gray water line exits house into collection basin. External pump in collections basin discharges water 200 ft into the field out back. New basement French drain and water proofing in pump room; deeper-wider sump pit installed, with 2 new sump pumps installed (1 pump backs up the other). Each pump is connected to 3 in x 200 ft discharge lines. New windows installed in 2014. Attic fan will turn on but needs some work. Seller has explained that there are 3 wood burning stoves the one in the family room is considered a Ben Franklin stove, there is a big stove in the workshop but he has never seen it fired up. The third is a stove in the grey shed outside, it has a water reservoir on top of it. It was once used to heat the water heater and furnace. If someone wanted to get it going again they would have to probably dig up the original piping run underground and decide where to run the lines into the house. Seller was told by HVAC tech that if the new owner did not want to hook that stove back up they should remove the middle section on the furnace that was added. It restricts a certain percentage of air flow. Well water at this time but could easily be tied into SEWCO water.
